Select structural system
Consider materials, fixtures & equipment
Apply for Planning Permit (if required)

Prepare Construction Documents-Plans, Elevations, Details, Schedules...etc.
Prepare required Energy Report
Coordinate with Surveyor (if applicable)
Coordinate with Structural Engineer (if applicable)

Prepare Full Set of Drawings to submit for approval to:
-City or County Building Department
-Utility Company
-School District (if applicable)

Prepare Project Manual for Bid: Permit Set + Specifications
Assist Owner with Contractor Bid Notification, Invitation, & Instructions
Assist Owner Requests For Information (RFI)
Issue Addenda
Provide AIA Standard Owner-Contractor Agreement

Periodic observation of the construction site to determine
whether the building is being built in accordance
with the construction documents.

Review Contractor's Shop Drawings & Process Change Orders
